Competition Brief
Competitors are asked to submit only concept/sketch designs.
The competition sponsors are seeking to achieve an inspirational, high quality mixed use development, which sets a new high standard of urban design in a key part of the town centre of Royal Tunbridge Wells. This objective can be best achieved through a development which:
- Provides a visual focal point onto this prominent junction, reinforcing and enhancing the urban design qualities of the area
- Respects the context of the site and is of high quality design, without compromising cost parameters
- Contributes to the sense of place at the heart of the town centre, and complementing the civic use on the opposite corner
- Reflects the natural topography of the site and takes advantage of this to provide interesting forms and vertical integration and circulation
- Encourages uses which have a direct relationship with the street
- Is imaginative, of high quality and enhances the visual character of Royal Tunbridge Wells town centre whilst respecting local architectural heritage and recognising landmark buildings.
- Maximises the development potential of the site
Design Requirements
The concept design must include a minimum of 7,000 m2 of retail space, to include large floorplates
Competitors may also consider:
- Office - approx 6,000 m2
- Hotel - 100+ rooms (or alternatively Residential units)
- A3 uses and associated spaces
- Loading area to service all uses
- Operational and hotel parking
